                   Home Sellers


     With hundreds of homes listed in Madison County Berea and Richmond Kentucky right now, it has left realtors and sellers scratching their heads, wondering what can I do to get my home sold. We have a 3  month inventory right now even if no other homes are listed within that time period. What this means to the home seller is that there has to be something different about their home. Long gone are the days of putting a home on the market and it selling in 30 to 45 days. It is a much tougher job now. There are tons of homes that have been on the market well over a year. Right now everybody is looking for a bank owned home or a pre-foreclosure, simply because they are getting a great buy on them. I know that every body is talking about how much home values have gone down and it's true, but that doesn't change the fact that people still have mortgages and they can't sell for less that what they owe without proving a hardship. So where does that leave home sellers, well you do need to price it as affordable as you can, but their are other things you can do. Small fix ups like paint, clean up inside and out. Fix any problems that you know of. Over the years people tend to collect a lot of stuff and the house is really cluttered up. You need to box up and remove unneeded furniture, it makes your home look much bigger. I've actually been in home's that there is only a dog path to get from room to room. Pet's in the home is a big thing right now. A lot of buyers now will walk out of a home when they go in and there is a strong smell of pets in the home and the home owner is used to the smell and don't pay any attention to it. This is just some of the things you can do to make your home more sellable. If your realtor doesn't bring this up you should ask them, what they think you can do to make your home more sellable. Think about it this way if you looked at 3 homes and these homes were all  about the same in every way except,  one was clean, but was full of things to the point that there was just a path through it, the second one had 3 cats and 2 dogs, wasn't all cluttered up and needed paint and of coarse new carpet and pad, and then they walk into the third home, their was no clutter, no pet smell, the carpets were clean, and fresh paint. Now you tell me which home the buyer is going to write the offer on.

  Realtors are giving it all they have now to get home's sold now, but it's up to the seller to put forth their best effort to assist the realtor in getting it sold. This is a plain fact, realtors don't sell homes, homes sell homes, it's the realtors job to get people into the home, then it just becomes a numbers game, the more showings the better your chance of selling.
